Tokenized Real Estate Hits $386M as Onchain Property Market Expands

The tokenized real estate sector has reached $386 million in onchain value across more than 25 assets, according to market data from DeFiLlama. The figure reflects steady but still early-stage adoption as real-world assets continue moving onto blockchain infrastructure.

Real estate tokenization turns property ownership into digital blockchain tokens, allowing people to buy fractional shares of real estate instead of whole properties. It makes investing more accessible, improves liquidity through easier trading, reduces costs via automation, and increases transparency using smart contracts. However, it still faces regulatory challenges and depends on the quality of the underlying property and platform security.

Early Growth Signals Rising Interest in Real-World Asset Tokenization

The broader opportunity remains significantly larger, with global real estate estimated at over $300 trillion in total value. Market participants view tokenization as a potential unlock for liquidity and access in a traditionally illiquid asset class, where transactions are slow, intermediaries are numerous, and pricing transparency is limited.

Despite growing activity, the sector remains underdeveloped compared to other crypto verticals, with total tokenized real estate value still below $500 million. Analysts point to this gap as both an early-stage signal and an indication of structural challenges in scaling adoption.

Transparency and Trust Remain Key Barriers to Scale

While blockchain infrastructure enables fractional ownership and faster settlement, the underlying risks of real estate markets remain intact. Illiquidity, valuation uncertainty, and reliance on offchain legal frameworks continue to shape how these assets perform once tokenized.

Concerns have also emerged around market quality. Poorly structured offerings and limited verification standards create room for low-transparency deals, particularly where yield projections are emphasized without sufficient disclosure of underlying asset performance.

Market observers note that successful scaling will depend less on tokenization itself and more on infrastructure supporting it, including legal enforceability, ownership verification, and reliable cash flow reporting. Similarly, tokenized real estate reemerged as a point of focus in crypto markets, but with a markedly different approach from earlier cycles, according to a new report from on-chain data platform RWA.xyz.
